As a seller, realize that the actual selling price might be different than the asking price.
3.) Don’t Assume That You’ll Keep All The Proceedes Of The Sale
It is natural to think that the selling price (minus anything they owe on their mortgage) is pure profit. But this is just not the case.
As a seller, make sure you know that there will be agent commissions (usually 6%), closing costs, taxes and other fees you’ll have to pay.
4.) Don’t Assume That Just Because You Got An Offer, It Will Go Through
Buyers many times make offers and then discover that they can’t get financing for some reason. Or the inspector discovered something serious or multiple issues with the property that would make the sale fall through.
If you are a seller, be prepared to have one or two buyers fall through before a buyer can be found.
